Andover G is a Pet Free Building as per the bylaws
The only exception to this rule is for Service and Support Animals.
Construction and Alteration of your Unit
All improvement plans must be submitted to the Association for approval and recording before any work commences. A copy of the contractor’s license, insurance details, and any applicable permits must be presented to the board prior to the commencement of any work.
1. Owners are responsible for the contractor’s clean-up and any damage done to the common areas.
2. All units above the first floor must install a whisper mat or cork base under any type of laminate tile or wood flooring.
3. Out of consideration for all residents, construction noise is not permitted before
8 am and after 5 pm.
4. Permit violations are reported to the Palm Beach County Department of Code
Enforcement.
Water Heaters
As a general rule the life expectancy of a water heater is around 8-12 years. You should look to replace them if outside the recommended time.
Replacement MUST be done by a licensed plumber/electrician, with a permit, to be updated with new coding.
NO tankless, instant hot water heaters are permitted.
The Laundry Room
Our Laundry room is located on the first floor by the mailboxes. If you discover a damaged machine, water leak, etc., please report it immediately to the board.
In consideration of others, please remove laundry as soon as finished ,remove any lint from the dryer and take empty detergent containers with you.
Smoking
Smoking is not permitted in any of the common areas of the condominium, as stated in the Florida Clean Indoor Air Act and the Association Governing Documents.
Garbage Collection
Garbage is collected on Monday, Thursday and Saturday.
LARGE ITEMS are collected on Friday and should only be put out on Thursday evening.
Any excess will be charged to the unit owner.
Please keep the area around the garbage containers clean.
Remember, this is our home.
Buses
The bus serving Andover G is bus #3, which operates hourly, except during lunch and dinner hours.

Parking
Residents do not own their individual parking spaces. These are owned collectively and managed by the Association.
1. Under no circumstance are owners permitted to change their parking spots unless reasonable accommodation for a disability is required. This must be applied in writing to the Association. Residents must not park in guest spaces.
2. Residents with more than one car must apply for a second vehicle parking permit.
The permits are non-transferable and cost a one-time fee of $20.
3. All vehicles must have a current tag and be in working condition.
4. No oil change, major repairs or washing of vehicles using the water hose.
5. Commercial vehicles, trailers and campers are strictly prohibited from overnight
parking.
6. Damage to the parking lot caused by leaking oil or fluids is the responsibility of the
owner. If UCO bills us for damage, then we, in turn, will bill the owner of the car.
This is strictly enforced by UCO.
Pest Control
The building is serviced monthly by Seacrest Services. If, for any reason, a problem occurs, please notify the Board immediately.
Guests
All visitors must be called in at the gate prior to arrival by dialing 561-689-1759. No one is permitted without prior authorization. Instruct your guest to ask for your address and provide ID when they get to the gate.
Guests are permitted to stay for no longer than 30 days, and the owner must always be present in the residence. The unit owner is fully responsible for the behavior of their guests. This rule is strictly enforced.
Association Accounts Records and Expenditure Policy
The annual meeting is usually held in the third week of January. New Officers are elected by the unit owners. Each unit is entitled to cast one vote, either by proxy or in person. Thus, the Board is elected at the meeting, where unit owners will receive the annual budget and the financial statement.
All of our accounts and payments are handled by Seacrest Services Inc.

Unless a case of dire emergency, we ask that you contact board members from 10-5, Monday to Friday.
Monthly Dues
Each unit owner is required to make 2 monthly payments:
1) Seacrest Services Inc, HOA
2) W.P.R.F. Transportation and recreational company.
Insurance
It is absolutely essential and a requirement of the Florida Statute and the Condominium Documents that you have condominium homeowners insurance. You will be asked to provide details of your insurance policy on a yearly basis.
The Condominium Association does not provide incident reports and is only responsible for the common elements of the building.
Snowbirds and Vacationers
Beginning with hurricane season all unit owners not in residence must remove all furniture and movable objects from the balcony prior to leaving for the season. Their units must be checked for leaks, mildew and bugs. Failure to report any issues to the Association will be considered negligence, and the owner will be held liable.
Moving
Any damage to the building incurred by the movers will be the responsibility of the owner.
Security
Century Village is a relatively safe environment. However, if you see or encounter anything suspicious, please call Security at 561-689-0432
Patio
The patio/common area, owned by the Condo Association, May be used by all residents of the building. If someone chooses to have a party, they must obtain approval for the date of the event from the President of the Association.
If you choose to use the grill, please reimburse the Association with a $5 fee to keep the tank filled for the next activity.
Please keep the patio clean and ensure the barbecue is clean after your activity.
Right of First Refusal
Per the bylaws, the members of the condo have the right of first refusal for any and all condos that may be put on the market for sale.
The sale listing must be posted on the bulletin board at the laundry room for 7-10 days for all residents to view.
If interested, the condo can be purchased from the owner at prevailing market rate.
